and usually all properties are fully or partly furnished. Rates shown above are for indicative purposes and can vary according to supply and demand and according to various factors e.g. location, type and condition of property. Rent agreed is usually inclusive of GST, currently 9%. Rental arrangements can include or exclude maintenance of lawns and gardens, and any other special conditions.

We arrange for a Residential Tenancy Agreement to be signed between the Landlord/s and the Tenant/s with such agreements not transferable to other parties, and Tenant/s cannot usually sub-let.

Landlord/s give Tenants the right to occupy the premises for a set period (minimum 3 months) and to enjoy peace and amenity, without unreasonable interruption from the Landlord/s or the appointed Agent. The Landlord/s must make sure the residential premises are fit to live in and are kept in a reasonable state of repair.

At the end of the period, and if no termination has been received from the Landlord or the Tenant, then the Tenant may remain in the premises at the same rent and under the same terms until the Agreement is ended or until a new Agreement is entered into. In some cases the rent may be reviewed.

A bond of 4 (four) weeks rent is required to be paid prior to the Tenant occupying the premises (final electricity account must be paid and receipted before bond can be refunded - additionally any inventory of furniture, crockery etc will also need to be checked off prior to refund of bond).
